Q. Why should we work with Fee Simple instead of a larger FSBO Firm?
A. It is true that we are not a large FSBO website with thousands of For Sale by Owner listings sold, but we ARE a newer company with a solid reputation that is trying to build a presence in the Greater Seattle Area. We are also very excited to give you the best service possible so that we can build your trust and have the opportunity for you to send your friends and family members our way.
Q. But isn't it important for my listing to show up on websites of companies that have been specializing in FSBO listings for many years?
A. Nope! It's all about exposure. Most listings are sold due to the publication on the mls and marketing that is done to the larger websites such as Zillow and Trulia etc. Most real estate agents look no further than the mls, but we will publish your listing to :
Q. Are you experienced in Real Estate?
A. Absolutely! Donna began her real estate career in 1991 and worked in a large firm until she opened her own brokerage in 2004. She has been involved as an agent as well as a designated broker overseeing hundreds of transactions over the years.

Q. Why are you changing your model to focus on FSBO listings and low fees for Full Representation?
A. The current structure of real estate is no longer appropriate for consumers as the market prices climb higher and higher. In modern times it is much easier for consumers to research listings on their own, yet having an experienced professional to help work through the transaction is important for most sellers. The flat fee business model is emerging all over the nation.
Q. Does this make you unpopular with your colleagues.
A. Sometimes, yes. Many brokers prefer the way it has been for many years, There are also many who agree with our newer way of structuring our real estate brokerage. When agents question this to suggest that the lowered commission offered may "hurt" our sellers, we offer proof to the contrary by showing the thousands of dollars we've saved our clients. We also question why a broker would object to placing their clients' needs before their own if they choose to NOT show a potential dream home offering .5% less than the standard 3% selling office commission.
Q. Do you work with property management listings?
A. We do have a property management division that uses AppFolio; a state of the art accounting software for online rent collection and personal online portals for owner reporting and tenant ledgers.

Q. Can I get a new listing by lowering the listing price of my home?
A. Lowering the price of your listing will show up in the mls as a price reduction, we cannot cancel and re-list a property per NWMLS rules.
Q. What if I only want to advertise a commission less than 2.5%?
A. That is your decision to make, but it isn't recommended if you are serious about selling your home. We will only work with FSBO listings that advertise for selling office commission of $1,000 or more (FSBO only). If you select any type of our broker representation it must be at least 2.5%, and preferably 3%.
Q. If someone wants to make an offer on my home without an agent what should I do? What happens to the selling office commission?
A. Your options at that point would be: 1).Work directly with the buyer for no selling office commission (FSBO ONLY), 2). have the buyer find a buyers agent and pay the advertised commission to the selling agent or 3). hire Fee Simple RE to work as a dual agent for your transaction. If working with one of our agents, our flat fee is split by the seller and the buyer. The rest of the commission that was earmarked for the selling agent can go towards purchase price, or closing costs allowable by the lender.
